Direct Sales Representative, Subleasing

USEN Properties provides real-estate solutions for commercial establishments. The role handles either store-property brokerage or the operation and direct sales of company sublease properties, depending on suitability.

Daily work includes approaching property owners and partner companies, responding to inquiries from listing advertisements and tenant-recruitment signs, and collecting information through referrals within the USEN & U-NEXT GROUP. The representative hears the needs of businesses planning new locations, proposes suitable properties, negotiates conditions between owners and prospective tenants, and carries out contract procedures.

Customers range from individual stores to major chains in fields including restaurants, salons, clinics, and retail. The service supports both business closures and efficient preparation for new openings. The wider business is expanding brokerage, subleasing, and developer activities in major cities and tourist areas across Japan.

Required experience is sales experience in the real-estate industry; individual or corporate sales experience is acceptable. Experience in commercial or residential brokerage, leasing experience, and a宅地建物取引士 qualification are welcomed. Interest in store brokerage or leasing is also welcomed.

The position is based at PMO Meguro in Shinagawa, Tokyo, near Meguro Station. It uses a flextime system with no core hours, a standard working time of 7.5 hours per day, and a 60-minute break. The standard example is 9:30–18:00. Annual holidays are at least 125 days, with Saturdays, Sundays, and public holidays off. The employment type is regular employee. Compensation is an annual salary of JPY 4.5–6 million; the monthly amount includes deemed pay for 25 hours, with excess hours paid separately.
