Real Estate Investment Prime Loan Sales and Credit Screening

The role manages real estate-backed lending cases from customer acquisition and initial sourcing through the presentation of terms, credit screening, internal approval proposals, contract procedures, and disbursement. The successful candidate owns the full process rather than working in a divided process.

Depending on their strengths, the person will lead one or both of two specialist areas. The first is new business and service planning, including identifying latent needs among affluent customers, designing new financial products and lending schemes, and progressing market research through product release. Product design may include interest rates, terms, and loan-to-value ratios. The second is market-oriented real estate valuation, including collateral assessment based on rent-roll analysis, surrounding-market research, cash-flow validation, and investor-oriented evaluation rather than relying only on road-value-based cost appraisal. The role also involves cooperation with external real estate companies such as brokerage firms.

Required qualifications include practical experience in real estate-backed lending sales or credit screening at a financial institution, non-bank, or real estate company, together with basic knowledge of financial analysis and real estate collateral valuation. Preferred backgrounds include planning new financial products such as loans or funds, launching Fintech services, using the income capitalization or comparable transaction methods to calculate market-based property values, or working at a real estate fund, appraisal office, or non-bank. Experience at a Fintech company or startup, asset management experience at a real estate fund or servicer, and qualifications such as real estate appraiser or宅地建物取引士 are welcomed.

The position is based in Chiyoda, Tokyo. It is a full-time regular employee position at Daiwa Securities with assignment to Fintertech. Working hours are 8:40–17:10 with a one-hour break. Holidays include Saturdays, Sundays, public holidays, and year-end and New Year holidays. Annual paid leave is 17–23 days, prorated for mid-year hires, with hourly paid leave, nursing leave, and childcare and parental leave制度. Hybrid remote and office work is available.
